     When searching for the right management company there are many variables and costs to keep in mind. Many property owners look for the lowest management fee, which can be difficult to do because most property management companies don’t publish their prices like we do here at Nexus Property Management™. Some companies will tell you they charge a low percentage of the rent each month but then they sneak in and charge garbage fees like lease renewal fees, or vacancy fees. Some companies actually charge you when your property is empty or to place a tenant after an eviction. Others charge high 10% gouging “administrative fees” that they tack on to any bill payment made for their clients. You wont find any of those practices here at Nexus.

The Way Property Management Should Be

Here at Nexus Property Management™, our rates and fees are published for all to see on our Pricing page. We have no hidden fees or fine print to worry about. For our basic Service we charge only two fees, a monthly % of collected rent and a tenant placement or RErental fee when a vacant unit is filled. That’s it! We don’t charge lease renewal fees, vacancy fees, advertising fees or any other hidden fee. We have 90 day guarantees on our tenant placement service and eviction protection. If a tenant we place for any reason leaves within 90 days or at any point is evicted, we will RErent the unit for FREE. We stand by our Tenant Screening Service. The property owner and property manager relationship should be a partnership. Because of this we don’t believe in charging tenant placement fees after an eviction, charging vacant unit fees, or keeping late fees. We will only benefit when our clients benefit. That’s the way it should be. So that's how it is with Nexus Property Management™.

After months of defeat searching on Craigslist, I decided to go to Nexus. I was greeted openly and welcomingly by Mikalai. Finally, I had found someone who seemed eager to help! When I arrived I was very discouraged having had zero luck in the previous 5 months. His confidence and reassurance that he would find a perfect fit for my son and I gave me my hope back. From the beginning, he never made me feel like I was a hassle or an inconvenience. He immediately started going through listings with me on the computer and had me viewing apartments. I had spoken with many realtors and their responses, or lack thereof, were very delayed and not very helpful. Mikalai made me feel like a priority with his prompt responses and motivation to get me into the right apartment quickly. After just DAYS of looking Mikalai was able to get me into the perfect place for us. He has just been fantastic to work with and has been such a huge help!! Thank you Mikalai and Nexus!

As a property owner and someone who works with property owners daily, it's vital to hire a property management company that understands how to turn it's clients profit on a consistent basis. This company does the best job I have seen screening tenants, filling vacancies with the right tenants and addressing maintenance concerns with their team of maintenance professionals on staff 24/7. What impressed me most about Nexus is their online Tenant and Landlord portals which allow tenants to place maintenance requests and landlords to approve or disapprove those requests as soon as they come in. Once item is approved, the Nexus team will promptly and professionally service the property and at reasonable rates. Another area I have to give them kudos is with their transparent pricing structure (I mean who puts their prices right online?! They have nothing to hide and you know exactly what you get and for how much!!). Last but not least, as a landlord, I love the idea that the tenants accounts are debited each month and I can collect money when it is due. When tenants do not pay, Nexus contacts them and after 5 days of non payment, they will start the eviction process and will fill the tenant's place at no charge as part of their guarantee to place you with the best tenants!! Needless to say I highly recommend!
